Leeds Federated Housing Association are building 70 homes in total on the Sugar Hill Close / Wordsworth Drive site with the following mix – 40 homes for rent (this includes the 10 homes for the regulated tenants) and 30 homes for shared ownership sale. 10 affordable homes will be allocated to former regulated tenants, and the 30 remaining affordable rent homes will be allocated under a local lettings plan between Leeds Federated and Leeds City Council. They will be let on an affordable rent and be managed by Leeds Federated. 

The proposal being considered is to let the properties as follows:

Tier 1:

  1. Former tenants of the Sugar Hill Close / Wordsworth Drive properties who were displaced due to the demolition, where the tenancy started prior to and ended after 28 November 2017, which is the date the previous landlord made clear their intentions to redevelop the site.
  2. These applicants must be able to demonstrate a current local connection to Leeds.
  3. Offers to this group of applicants will be made giving preference to those with the earliest start date of their Sugar Hill Close tenancy, not their current priority status. 

Tier 2:

  1. The next preference group will be other applicants on the register with a local connection to the Rothwell ward who will be shortlisted in order of their housing need band. This will include former tenants with tenancies that commenced after 28 November 2017 who meet the local connection criteria.

Local connection is defined under section 199 Housing Act 1996 and includes residence, employment or close family associations. 

The lettings plan aims to balance the aspirations of former tenants to return to the site with the needs of households on the housing register who are homeless, have medical needs to move or are living in poor housing conditions.
